Delivering expertise across 18 university buildings

Working sensitively around listed and heritage buildings, we carefully sequenced works around academic calendars, maintaining fire safety while minimising disruption to students and operations.

We are one of four appointed framework contractors delivering fire door remediation, replacement and associated passive fire protection works across the University of Leeds student accommodation building.

Works are delivered under a structured annual programme aligned to academic calendars, capital planning cycles and estate-wide fire strategy objectives. Springfield Mount formed part of our Year 1 allocation and was identified as one of the most technically challenging properties due to its Victorian construction and historic alterations.

Scope and scale of work

Across our allocated buildings the scope includes:

  • Installation of new compliant FD30 and FD60 fire doorsets

  • Remediation of existing fire doors where technically viable

  • Validation surveys to confirm accurate scope and fire line integrity

  • Associated compartmentation works

To date we have delivered:

  • 750+ fire door replacements

  • 600+ fire door remediations

  • Works across 18 blocks and multiple academic buildings

  • Delivery within listed and heritage properties

Delivery in a live occupied building

Delivery requires:

  • Building-by-building and floor-by-floor sequencing

  • Daily liaison with the University Fire Officer

  • Coordination with Accommodation Teams

  • Strict protection of escape routes

  • Noise and access controls

Works are typically scheduled around defined academic windows, including summer recess, to minimise disruption to teaching and assessment activities.

No fire door is left incomplete at the end of any working day, ensuring compartmentation integrity is maintained at all times.

Estate diversity and heritage sensitivity

The University estate includes listed heritage properties with varying wall types, structural arrangements and legacy alterations.

We undertake detailed validation surveys prior to works commencement, confirming door ratings, substrate compatibility and fire line continuity before issuing lump sum pricing. Early technical engagement ensures installation details align with manufacturer certification, BS 8214 and the University’s fire strategy.

Where required, door finishes and architraves are carefully matched to preserve heritage aesthetics while achieving full compliance.

Compressed academic delivery windows

Programme delivery must align with immovable academic deadlines and building availability.

We implement critical path programming, structured sequencing and daily progress monitoring to ensure completion within agreed timeframes. Contingency allowances are built into programmes to manage unforeseen findings during intrusive works without jeopardising completion.
